Central Park: Pricing Now Available

We are excited to now publish pricing for the first 25 Single Family “Cottage” Detached Homes at The Orchards of Central Park on Hwy 306  (Keith Bridge Rd.) just ¼ mile west of GA 400 exit # 17 in Cumming, Georgia.  We appreciate your interest and your patience. 

By clicking on the following link:  you will open the two page Price List and Site Plan in your Web Browser, which will then enable you to either save it to your computer and/or print it out.  Most of you will see the Print and Download Icons in the upper right corner of your Browser after you click on the link.  If you have any problems feel free to call our sales center at 770-213-7490.  You will see that each Base Floorplan is priced specifically to each home site lot.  In some cases certain lots will be restricted as to which floorplans can be built on them, and in this case you will see an  “n/a”  indicated.    **  5 of the 6 Basement homesites are included in the 25 total available at this time.

You will have 3 weeks to consider which Homesite(s) and preferred floor plan will best suit your needs.

PLEASE MARK YOUR CALENDAR FOR SATURDAY MORNING, SEPTEMBER 7TH AT 10:00 AM TO COME TO THE ORCHARDS OF CHEROKEE STATION CLUBHOUSE IN WOODSTOCK IF YOU WISH TO PARTICIPATE IN OUR FIRST LOT DRAW/RESERVATION.  If you’re running a bit late, don’t worry, as the actual Lot Draw itself does not start till 11:00 am (see below).  We are located in between the Kroger and the Library on Hickory Rd.  GPS:  5034 Hickory Rd.  Woodstock, GA  30188.

The way this program works is quite simple.

Come on the 7th starting at 10am and as you enter you’ll be given a ticket with a number on it (just like a raffle ticket).

At 11:00am we will start drawing tickets from a hat that correspond to the tickets you will have.  Whoever is selected first will have first choice of Homesite and preferred floorplan and so on as we go through all the tickets. You will be required to give us a FULLY REFUNDABLE  $ 5000 deposit at this time.   We will then start making appointments to write Purchase Agreements starting that week of the 9th.

In order to be fair to everyone there, when your name is called you’ll need to be prepared to select a lot and preferred floorplan from the ones remaining.  If you are not prepared to do so we will need to put you at the bottom of the list and proceed through the rest of the list.  If you do not feel you’ll be prepared to make a decision that day then there will not be a reason to come to this Lot draw as we will not be discussing any other topics. Our sales team is always happy to meet with you both before and after the 7th to discuss any additional questions you may have. Please be prepared to stay till 1:00pm or so, so that if you happen to have a later number you’ll be able to wait till your name is called.

Our anticipated sequence of construction is to start at the southern end of the Cottages section, meaning Lots 49-53 and working our way up (horizontally).  We anticipate our first closings to be late Winter/early Spring 2020.  We will be able to establish better timetables once our Plat is recorded over the next 45-60 days.  Our sales team can best explain how our construction sequencing works.

We will have our Broker, Mitch Block at the Orchards of Central Park property on two different days between now and September 7th to assist you in looking at the home sites. There is no obligation for you to do so, it is merely a convenience to assist you in making a good decision.  He will be on site at the property on SATURDAY AUGUST 24th from 9:30am to Noon, and again on TUESDAY morning August 27th also from 9:30am – Noon.   If you can’t make it out either of these 2 times, we have already put out Lot # Signs for these 25 lots to assist you in identifying their respective locations.  

PLEASE also note that we WILL NOT be discussing nor taking deposits for the Condominium Homes on the 7th.  That process will be starting in a few months with timely e mail announcements.

To make this process as efficient as possible we invite you to come to The Orchards of Cherokee Station in Woodstock between now and the 7th to re-visit and ask any more questions you may have. 

Lastly, please know we do not have any model nor finished homes of these Cottage floorplans for you to tour in advance of September 7th.  Looking at our model homes in Cherokee Station can however still give you a good idea as to the level of quality and the fit and finish we offer. Again, our sales team is prepared to assist you in advance of the 7th to help you better evaluate which floorplan will work best for you.
