What is the primary market for The Orchards Group ?
The “Active Adult 55+ Age Preferred” audience is the only market that we have built for. Other builders incorporate Active Adult communities in their larger portfolios. The Orchards Group specializes in this market segment only and is widely recognized as a leader for senior and retirement lifestyles in North Atlanta.

All Orchards neighborhoods offer a Grand Clubhouse complete with large serving Kitchen, Cards and Games Room, Fitness Center, Conference Room and either an outdoor Salt Water pool or Pickleball courts (community specific).

What is the typical price range for Orchards New Homes ? Prices for our homes run from the mid $500’s to the low $600’s, but with the square footage of our homes ranging from 2300 to over 2750 square feet our homes truly offer one of the best values in a new home in the Atlanta market. Can I see furnished and decorated model homes at the communities ?
Yes. We have professionally decorated model homes open daily. No appointments required.
Can the Orchards Group help with custom changes to their homes ?
Even though we are not considered a “custom builder”, our Buyers have been quite pleased with some of the floorplan flexibility we can offer. We have also built a solid reputation of excellence for the Options and Upgrades we offer. Lastly, we strive to offer a broad based range of selections yet at prices far below what many builders charge for similar items. Our design centers are located in our model homes, so visits can include not only seeing the model homes but also all of the selections that a Buyer can make to personalize their new home to best suit their taste.
Do seniors get property tax exemptions when living in an Orchards Group community ?
Yes. Significant county property tax abatements are available where we currently build. There are modest age requirements per county, but overall, our homeowners can expect to save (on average) between 60% – 70% of the regular property tax amounts due to these senior tax exemptions.
Does the Orchards Group build inventory homes available for purchase and quick closing ?
Yes. We always have inventory available providing a good selection of floor plans and price ranges to suit individual needs and timing requirements. But we are also happy to discuss building a home “from scratch” giving more flexibility in both timing and color and upgrades selections.
Is there a Homeowner’s Association in Orchards Group communities ?
Yes. All Orchards neighborhoods are established with a neighborhood specific “Condominium Home Owners Association”. The builder serves as the Board of Directors until such time as we are SOLD OUT in a respective community. However, a professional Property Management Company is hired from the beginning to manage and coordinate all Association business including maintenance, budgeting and on site inspections.
Is there a New Home Warranty ?
Yes. All of our homes come with a 12 month Limited Builders Warranty in addition to the manufacturer’s warranties on all major fixtures and appliances such as plumbing, lighting, heating and air conditioning, cooking and flooring. We also provide our new owners with both a 45 Day post closing inspection with our warranty manager as well as another warranty inspection at the 11 month mark. Both of these inspections are oriented towards finalizing any minor issues that need to be addressed before our 12 month warranty expires.
