We are excited to now publish pricing for the first 22 Southern Heritage Ranch Condominium Homes at The Orchards of Central Park on Hwy 306  (Keith Bridge Rd.) just ¼ mile west of GA 400 exit # 17 in Cumming, Georgia.  We appreciate your interest and your patience. 

By clicking on the following link: Orchards of Central Park Pricing Document you will open the two page Price List and Site Plan in your Web Browser, which will then enable you to either save it to your computer and/or print it out.  Most of you will see the Print and Download Icons in the upper right corner of your Browser after you click on the link.  If you have any problems feel free to call our sales center at 770-213-7490.  You will see that each Base Floorplan is priced specifically to each home site lot.     

You will have 2 weeks to consider which Homesite(s) will best suit your needs. All 22 of the homesites available are on the Site Plan on the above reference link and have Lot # signs already in the ground at the property to better help you visualize their respective locations.

PLEASE MARK YOUR CALENDAR FOR SATURDAY MORNING, FEBRUARY 1^st AT 10:00 AM TO COME TO THE ORCHARDS OF CHEROKEE STATION IN WOODSTOCK IF YOU WISH TO PARTICIPATE IN OUR FIRST LOT DRAW/RESERVATION.  If you’re running a bit late, don’t worry, as the actual Lot Draw itself does not start till 11:00 am (see below). 

We are located in between the Kroger and the Library on Hickory Rd.  GPS:  5034 Hickory Rd.  Woodstock, GA  30188. The way this program works is quite simple.

Come on February  1^st starting at 10am and as you enter you’ll be given a ticket with a number on it (just like a raffle ticket). At 11:00am we will start drawing tickets from a hat that correspond to the tickets you will have.  Whoever is selected first will have first choice of Homesite and so on as we go through all the tickets. You will be required to give us a FULLY REFUNDABLE  $5,000 deposit at this time.   We will then start making appointments to write Purchase Agreements starting the week of February 10^th . 

In order to be fair to everyone there, when your name is called you’ll need to be prepared to select a homesite from the ones remaining.  If you are not prepared to do so we will need to put you at the bottom of the list and proceed through the rest of the list.  If you do not feel you’ll be prepared to make a decision that day then there will not be a reason to come to this Lot draw as we will not be discussing any other topics. Our sales team is always happy to meet with you both before and after the 1^st to discuss any additional questions you may have. Please be prepared to stay till 1:00pm or so, so that if you happen to have a later number you’ll be able to wait till your name is called.

Due to strong construction backlog at Central Park and our other 2 communities, we anticipate our first Ranch Condominium closings to be in November/December, weather and other non controllable variables permitting.  We will be able to establish better timetables over the next few months based primarily on winter weather conditions.  Our sales team can best explain how our construction sequencing works.

PLEASE also note that we WILL NOT be discussing nor taking deposits for the Arbors Villas- Townhomes although future anticipated base pricing for these floor plans will be available for comparison.  We will make announcements via e mail as time goes by when we have a better idea but we estimate the initial Villas will not be ready for move in till at least March/April of next year.
